MASTER PLANNING
 

We evaluate preliminary designs and objectives and provide space planning and an area program to ensure the project can align with the related brand. These are analyzed to ensure the owner's objectives are being met. 

We provide guidelines and assistance to key members of the design team and ensure they are familiar with the brand's touchpoint and character.

CONSTRUCTION MANAGEMENT

We oversee all aspects of the construction management from: pre construction, permitting, GMP negotiations, scheduling, trade buyouts, quality control, model and prototype room review and approval, monthly draws, completion schedule, consultant's punch lists and occupancy requirements.

INSTITUTIONAL DEVELOPMENT ACCOUNTING

Development Accounting plays a vital role in the success of any project. We work for everyone on the project from Architecture, Construction, and Design to the Executive team. We prepare institutional grade monthly draw packages for lenders and investors and work hand in hand with lenders on specialized lender requirements.

DESIGN DEVELOPMENT & MANAGEMENT

We collaborate with the design team in developing concepts that drive revenue and retain the unique components of each brand. These are then carefully developed over subsequent phase into construction documents.

FF&E  AND OS&E MANAGEMENT

We provide initial guidance on budgets and recommendations on pre qualified vendors. We review specifications including Interior Design, Food Service Consultant, etc., and ensure that these are on point with brand and available budgets. 

We develop a comprehensive list of OS&E requirements and pre-qualified sources. 

We remain engaged through the procurement program: reviewing purchase orders, shop drawings, prototypes, and work hand in hand on scheduling deliveries, installation and punch of completed areas.

PROJECT BUDGET & CASH FLOW MANAGEMENT

Utilizing a comprehensive, industry standard, project-based accounting system, we pay meticulous attention to detail as we forecast and monitor budgets, generate budget summaries, and track retainage, insurance certificates, and lien waivers.  We monitor the cash flow over the duration of the project based on progress and completion dates.
